An exterior painting estimate depends on what is being coated and how it can be reached—not just the number of storeys or the appearance of the façade. Use this guide to define a comparable exterior scope without assuming a fixed Sydney-wide price.

Start with a surface inventory
Record external wall types such as painted render, timber cladding and masonry separately from eaves, fascia, windows, doors, handrails, fences or decking. Two homes with similar frontages can require very different surface preparation and quantities of trim work.
Preparation is often the hidden difference
Ask what cleaning, protection, loose-coating removal, filling, surface stabilising and priming are included. Flaking paint, damaged timber and persistent moisture are not cosmetic issues that extra finish coats necessarily solve. Repair responsibility and any separate trade work should be described.
Access height and site constraints
Consider ladders, work platforms, scaffolding or other safe access where required, including uneven terrain, side passages and neighbours. The access method must be determined by a site assessment and applicable safety requirements; never assume that two-storey work has one fixed equipment price.
Weather and the actual coating specification
Exposure to sun, wind and rain and the substrate condition affect cleaning, primer and finish choices. Ask what product system is proposed and what weather and recoating windows its manufacturer specifies. Changing conditions can alter a proposed start or finish date.
Decide what is not included
A quote for external walls may exclude decks, fencing, roof coatings, significant substrate repairs or inaccessible elevations. Have the contractor identify whether GST, waste handling, window protection, colour changes and final touch-ups are included.
