Garage Epoxy Floor Cost in Sydney: What Matters?
A garage floor coating quote cannot responsibly be based on floor area alone. Existing concrete condition, contamination, dampness and the proposed preparation system may change whether a coating is suitable, how much work is needed and when the garage can be used again.
Identify the floor area and current use
Confirm the measured garage surface, edges, steps, drainage points and spaces around fixed storage. Tell the contractor whether cars, bikes or heavy equipment will need access after the work. A single-car and double-car description is not a substitute for measurement.
Inspect existing concrete and contamination
Oil, sealers, previous coatings, cracks and uneven repairs may prevent proper adhesion. Ask how the contractor will evaluate existing coatings and prepare the surface; a new epoxy layer does not automatically bond to contaminated concrete.
Assess moisture before committing to a system
Dampness or moisture migration can undermine some floor coatings. The appropriate inspection, moisture assessment and product limits depend on the slab and system. Coating should not be presented as a guaranteed remedy for a moisture problem.
Specify preparation and the coating build
Compare whether the quote includes suitable mechanical surface preparation, crack treatment, primer if required, specified coating layers, decorative flakes or texture, edge finishing and clean-up. Slip resistance and product suitability should be matched to the intended use, not promised generically.
Separate drying from return-to-parking times
Foot traffic, furniture placement and vehicle parking may require different waiting periods. Temperature, humidity and product guidance matter. Ask for the specific manufacturer instructions and what happens if the existing slab is unsuitable once assessed.
Common questions
Is grinding always part of an epoxy quote?
Preparation must suit the actual slab and product, and the method and inclusions should be confirmed in writing.
Can epoxy fix cracks or rising damp in the slab?
Not by itself. Some defects require investigation or repair before a coating system can be selected.
Can I park my car as soon as the floor is touch-dry?
No. Follow the product-specific return-to-service and curing advice before parking vehicles.
