SYDNEY PAINTING COST & SCOPE ADVICE

Strata Painting Cost Sydney

A strata painting proposal is not just a larger version of a private unit repaint. It can involve owners-corporation authority, multiple residents, common-property access and longer-term maintenance choices. The first goal is an agreed scope before anyone compares totals.

Pricing note: This guide explains what changes a quote. It does not publish an unverified fixed price, a Sydney statistical average or a guaranteed Bluesky rate. A written quotation should follow the actual surface and access assessment.

Identify exactly which property is being painted

Distinguish lobbies, corridors, stairwells, external façades, railings and other common areas from individually owned spaces. Check the strata plan and relevant authority; the existence of a residents' committee does not in itself settle contractual approval or ownership questions.

Agree the inspection and repair schedule

Describe the substrate, coating failure, any water entry, previous patches and areas requiring specialist assessment. A quote should separate cosmetic preparation from substrate, waterproofing, structural or other specialised repair work.

Check access equipment and resident impact

Discuss safe elevation access, lift and loading arrangements, noise or dust management, daily protection and how residents are notified. Work at height and occupied common passages may require a more involved plan than repainting vacant rooms.

Compare coating and maintenance specifications

Ask how the system is matched to the substrate and expected exposure, how colours are approved, and what records will be handed over. A sinking-fund or capital-works allowance is not itself a contractor quotation; identify the actual priced scope and any contingency assumptions.

Make the decision and handover auditable

Obtain written inclusions, exclusions, GST treatment, staged access assumptions, variations, product records, touch-up arrangements and final inspection steps. Confirm who can approve the work and changes to it before mobilisation.

Common questions

Can a single unit owner approve painting a shared corridor?

Usually common-property decisions require the appropriate strata authority; verify the plan, rules and approval route.

Is scaffolding always included in strata quotations?

No. Safe access requirements depend on each elevation and must be stated in the quote.

Does the strata maintenance budget tell me the repaint price?

No. The budget and a project-specific contractor quotation serve different purposes.
